Casagrand Premier Builder Limited is a Chennai-headquartered developer that has built its business across South India since the early 2000s. Casagrand Premier Builder Limited is an Indian real estate developer headquartered in Chennai, Tamil Nadu, established in 2003, and traces its origins to the early 2000s. Headquartered in Chennai, the company has delivered 103 completed projects encompassing 21.79 million square feet of saleable area, and currently has 57 ongoing projects spanning 44.10 million square feet. That scale of delivery in India is the backdrop against which the company has moved into the UAE. Its international sales are driven by an office in Dubai. Later in 2025 the company launched its first project in Dubai.
The Dubai move followed a pattern of geographic expansion the company had already been running inside India — into Bengaluru in 2014, Hyderabad, Coimbatore, and, in 2025, Pune and Tiruppur. In 2014, the company entered Bengaluru with its debut project, Casagrand Luxus; in January 2025, Casagrand entered the Tiruppur market; and in July 2025, Casagrand announced its first project in Pune, Upper Kharadi. Dubai represents the company's first step outside India altogether.
Casagrand's debut Dubai project is Casagrand Hermina, located on Dubai Islands. Casagrand HERMINA is a US$114.4 million project — valued at AED420 million — offering 131 one- to four-bedroom apartments with prices starting at $520,000, inspired by Hermes, the mythological messenger who moved effortlessly between worlds. Casagrand HERMINA comprises 131 residences, with prices starting from Dh1.92 million and a 60/40 payment plan. The 13-storey building will have a total of 131 residences, with underground parking and a spacious entrance lobby.
Construction is already underway. The project on Dubai Islands by the Indian developer is on track for a Q2 2028 handover. Arun MN, Founder and Managing Director of Casagrand, described the groundbreaking of Casagrand HERMINA as a defining moment for the company and the first milestone of its journey in the UAE. Design work stayed in-house rather than being outsourced. Casagrand HERMINA was designed by the company's in-house architectural team and will offer smart home controls, eco-friendly materials, and a locally landscaped podium that naturally helps regulate temperatures. Residents benefit from swimming pools, spa and steam rooms, an aqua gym, yoga and meditation areas, landscaped podiums, children's play zones, and direct marina access.
Casagrand's own leadership has framed the choice of location deliberately rather than opportunistically. Luthfullah K, Director of Casagrand Dubai, said Dubai Islands represents one of the city's most exciting long-term growth corridors, and it was essential for the first UAE development to be rooted in a location reflecting both ambition and values. The district itself is one of Dubai's most actively tracked coastal masterplans right now. Dubai Islands is one of the fastest-growing areas in Dubai, recording a 156 per cent increase in transaction volumes in 2025, reflecting strong and rising demand for premium residential properties.
Physically, the archipelago sits close to established Dubai rather than at its edge. Dubai Islands is an archipelago of five islands with a total area of approximately 17 km² and more than 20 km of sandy beaches, with a large resort area under development including hotels, a marina, golf courses, parks, and waterside promenades. The project places Dubai International Airport within 10km and Downtown Dubai within 15km of the islands. Substantial infrastructure investments are being made, including a new 8-lane bridge and enhanced connectivity to the mainland. Retail is arriving alongside the residential pipeline: a large shopping centre, Deira Mall, is planned for the islands, with the Souk Al Marfa market and other retail spaces already open nearby.
Pricing on Dubai Islands still sits below the emirate's most established waterfront addresses, which is part of the investment case Casagrand is making to buyers. Prices for apartments on Dubai Islands are still lower than in the more popular Palm Jumeirah area, leaving room for cost appreciation as infrastructure projects are implemented, hotels open, and new residential developments appear. Rental yields for apartments in Dubai's new coastal locations, including Dubai Islands, can reach approximately 7.5-10% per annum. The average off-plan price across Dubai Islands reached AED 2,340 per square foot in 2025.
Casagrand has been explicit that Hermina is a first step rather than a one-off. The developer remains focused on long-term growth in the UAE and is actively evaluating land parcels across major masterplans and emerging communities. The company has plans to develop over 6 million square feet in the region as part of that expansion.
Casagrand's move into Dubai is underpinned by a scale of operations built almost entirely in India over more than two decades. Founded in 2003, Casagrand brings over 22 years of experience and a portfolio of over 160 residential ongoing and completed projects across India to the UAE. Designed by the company's in-house architectural team, Casagrand Hermina draws on experience gained curating homes for more than 55,000 families.
The company's base business has also reached a scale that supports a public listing. As of June 30, 2025, Casagrand had completed 103 projects with a total saleable area of 21.79 million square feet. SEBI approved the Initial Public Offer of Casagrand Premier Builder Ltd on June 8, 2026, a Book Build Issue of ₹1,220 crore consisting of a fresh issue of shares worth ₹1,200 crore and an offer for sale of ₹20 crore. For a Dubai buyer, that IPO process brings a level of disclosed financial history to a developer that, in the UAE, is still building its first project.
