Casagrand Premier Builder Limited is an Indian real estate developer headquartered in Chennai, Tamil Nadu, established in 2003. Over the two decades since its founding, the company built an unusually concentrated market position in its home city: founded in 2003, Casagrand Premier Builder evolved into Chennai's largest residential real estate developer, commanding nearly 25% of the market in terms of project launches and around 18% in terms of demand between 2017 and mid-2025, per the CBRE Report. That depth of penetration in a single metro—one in four new units launched, nearly one in five sold—is the platform from which the company's national expansion is being executed.
Headquartered in Chennai, the company has delivered 103 completed projects encompassing 21.79 million square feet of saleable area, and currently has 57 ongoing projects spanning 44.10 million square feet of saleable area and 21 forthcoming projects with an estimated saleable area of 23.81 million square feet across Chennai, Bengaluru, Hyderabad, Coimbatore, Pune, and Dubai, as of June 30, 2025. In 2024, its subsidiary Casagrand Premier received approval from the Securities and Exchange Board of India (SEBI) for an initial public offering, with the most recent DRHP comprising a fresh issue of ₹1,200 crore and an OFS of up to ₹20 crore by its promoters.
Since entering the Hyderabad residential market in 2023, the company has rapidly scaled its presence, successfully launching four marquee projects — Casagrand Evon, Casagrand Windsor Court, Casagrand Belair, and Casagrand GS Infinity — aggregating 2.74 million sq. ft. The company's current growth trajectory in the city is supported by 10-plus ongoing projects across key micro-markets, reflecting its expanding scale and deepening market penetration.
The product spread in Hyderabad is deliberately varied by geography. Landmark offerings include Casagrand Mandarin, a 7.96-acre premium lifestyle-led development in Miyapur; Casagrand Crestwood, a thoughtfully designed 12-acre residential community; and Casagrand Monaco Villa, a 5.79-acre exclusive villa enclave in Medchal. Casagrand Hennessey, a 3.72-acre ultra-luxury residential enclave in Kompally, has already seen a strong market response, underscoring sustained demand across the portfolio. These projects span the city's northern and western growth corridors, collectively positioning Casagrand across Hyderabad's most active residential belts before the developer has delivered a single completed project in the city — a calculated bet on brand transfer from Chennai.
The launch of Casagrand Vybe marks the company's fifth project rollout in 2026, underscoring its accelerated expansion momentum; as part of this growth phase, the company is adding 3.98 million sq. ft. of prime residential space to its Hyderabad portfolio. With this next phase of expansion, Hyderabad is poised to emerge as a significantly larger contributor to Casagrand's overall business.
Casagrand Vybe is Casagrand Group's largest residential venture in Hyderabad to date — a 35-acre gated villa community in Gagan Pahad village, Rajendranagar Mandal, Ranga Reddy District. Spanning 35 acres in Rajendra Nagar, the project is positioned as a large-scale, ultra-low-density villa development comprising just 362 expansive 5 BHK villas, translating to approximately 10 villas per acre, with over 25 acres of open green spaces and 71% open areas.
Casagrand Vybe carries RERA registration P02400010759. Priced from ₹3.86 crore onwards, each residence is designed with a 650 sq. ft. private garden and features ultra-spacious 21-ft wide bedrooms with walk-in wardrobes, aligning with rising demand for larger, privacy-led living formats. Possession is targeted for April 2029.
The amenity programme at Vybe is anchored by scale. Two grand clubhouses spanning 40,000 sq. ft. offer a wide range of premium indoor experiences, accompanied by a 3,600 sq. ft. swimming pool with adult and kids' pools, cabana, and lounge deck. The development also markets a Casagrand International School as a campus within the community.
Early absorption has been notable. Approximately 147 of 362 units had been sold as of early May 2026 per Casagrand's own project page — roughly 40% pre-launch absorption in the first month, a meaningful velocity for a 35-acre new launch.
Vybe targets the upper-mid Hyderabad villa buyer — primarily senior IT, consulting, and banking professionals at Gachibowli, Financial District, HITEC City, Madhapur, and Kondapur — who want a 4–5 BHK G+2 villa product within 20–30 minutes of work but at a price tier 30–40% below the established Kokapet and Nanakramguda apartment market.
The corridor's infrastructure logic is straightforward. The development offers strong connectivity, approximately 5 minutes from the PVNR Expressway and 15–20 minutes from the airport. The project sits near the Srinagar–Kanyakumari Highway in Gaganpahad, with Metro Mall at 2.8 km and Rajiv Gandhi International Airport at 8.9 km. The Airport Express Metro is now under construction; it will connect Raidurg to the airport and will pass through Rajendra Nagar, cutting travel time to the airport to just 15–20 minutes once finished.
Institutional and government investment in the area is adding a second layer of demand. A 350-acre Budvel IT Park is planned nearby, which could bring thousands of new jobs and increase housing demand in the micro-market. A new Telangana High Court — a 100-acre campus — is also being built in Rajendra Nagar, which will bring lawyers, judges, and related businesses into the area.
Price data from the Rajendra Nagar market contextualises Vybe's positioning. Flat prices in Rajendra Nagar currently range from ₹7,200 to ₹9,900 per sq. ft., with average rates around ₹8,400 per sq. ft. In terms of price appreciation, flat rates in Rajendra Nagar changed by 15.1% in the last one year, 16.7% over three years, and 30.2% over five years. Casagrand Vybe, as a large-format gated villa community, sits above the apartment market in the same corridor, consistent with the broader Hyderabad trend where residential property prices grew 15% year-on-year in June 2025, with luxury villas and gated communities in premium zones fetching between ₹11,000 and ₹20,000 per square foot.
Three aspects of Casagrand's operating model translate directly to the Hyderabad buyer's calculus. First, in-house construction: the company has developed in-house capabilities for every stage of the project development lifecycle, from identification and acquisition of land parcels to execution involving designing, planning, construction, marketing, and sales, culminating in project delivery. This vertical integration is what supported its Chennai execution record and is the model being replicated here.
Second, financial scale. Casagrand Premier Builder posted revenue from operations of ₹2,695.88 crore in financial year 2024–25. Its profit for the year increased from ₹146.08 crore in fiscal 2022 to ₹256.95 crore in fiscal 2024, at a CAGR of 32.63%. A developer scaling into Hyderabad with that profit trajectory carries a materially different execution risk profile than a local entrant raising project-level finance for each launch.
Third, demonstrated brand velocity. Projects such as Casagrand Vivacity in Bengaluru and Casagrand Suncity Phase I in Chennai achieved over 50% unit sales within six months of launch, a benchmark that reflects the company's ability to convert brand recognition into sales velocity in new markets — the same dynamic now playing out with Vybe's early absorption figures in Hyderabad.
