Casagrand Premier Builder Limited is an Indian real estate developer headquartered in Chennai, Tamil Nadu, established in 2003. Over the two decades that followed, the company built its reputation almost entirely in the south: it evolved into Chennai's largest residential real estate developer, commanding nearly 25% of the market in terms of project launches and around 18% in terms of demand between 2017 and mid-2025, according to a CBRE report. The company entered Bengaluru in 2014 with its debut project, Casagrand Luxus, and subsequently extended into Hyderabad and Coimbatore. Pune represents a deliberate step beyond that southern footprint.
In July 2025, Casagrand announced its first project in Pune, Upper Kharadi, and named Bollywood actors Genelia and Riteish Deshmukh as brand ambassadors for the western India market. The appointment of a Pune-rooted celebrity pair was a considered signal: Casagrand was not treating Maharashtra as an extension of its existing southern playbook but as a distinct market requiring local credibility. Shortly after, the company established its footprint in Maharashtra through its ongoing residential project, Casagrand Caladium, located near Upper Kharadi, and opened a dedicated development office in Mumbai to strengthen its operational base in the state.
Buyers evaluating a first-time entrant in any city reasonably want to understand the developer's delivery record elsewhere. With over 38 million square feet of residential spaces developed across Chennai, Bengaluru, Coimbatore, and Hyderabad, the company has served 40,000-plus families through 140-plus landmark projects. ICRA's rating reaffirmation for Casagrand noted healthy sales momentum, with the company selling around 7.6 million sq ft in FY2024 (a 12% year-on-year increase) and 6.6 million sq ft in H1 FY2025 (an 85% year-on-year increase).
The company's IPO trajectory adds another layer of institutional context. SEBI issued observations on June 8, 2026 for Casagrand's draft papers, covering a proposed ₹1,220-crore book-built IPO comprising a ₹1,200-crore fresh issue and a ₹20-crore offer for sale. Revenue from operations grew at a CAGR of 18% to ₹2,614 crore in FY2024, and profit after tax surged 32.63% to ₹256.95 crore in FY2024 from ₹146.08 crore in FY2022. The Pune entry, therefore, coincides with a period in which the company is actively raising public capital and expanding its geographic pipeline.
Casagrand Caladium is located in Upper Kharadi on Nagar Road, Pune. Spread across 2.80 acres, the project offers 334 thoughtfully designed 2 and 3 BHK apartments, with carpet areas ranging from 913 to 1,334 sq ft and prices starting at ₹99 lakh onwards. The project is RERA-registered under number P52100080302 and is currently under construction.
The design vocabulary is a departure from what most Pune buyers are used to seeing at this price point. Inspired by Singapore's iconic residential aesthetics, every aspect of the community — from its sleek architecture and lush green zones to its modern amenities — is crafted to elevate everyday living. Bedrooms are a minimum 11 ft wide with large convertible balcony-style windows for three times more ventilation, and the low-density layout features only 4 units per core served by 3 lifts, offering enhanced privacy and spacious personal zones.
At the community scale, the project provides over 2 acres of open space with 30,000 sq ft of lush greenery, and features over 110 lifestyle amenities to promote a holistic and active community life. The amenity count — infinity pool, amphitheatre, party lawn, jogging track, yoga court, and clubhouse among them — aligns with what Casagrand has standardised across its South India portfolio rather than being a specially curated Pune-only offering, which is itself a point of consistency buyers can verify.
| Configuration | Carpet Area | All-Inclusive Price |
|---|---|---|
| 2 BHK | 913 sq ft | ₹1.20 Cr |
| 2 BHK | 1,128 sq ft | ₹1.48 Cr |
| 3 BHK | 1,301–1,334 sq ft | On request |
The all-inclusive price for the 913 sq ft 2 BHK is ₹1.20 Cr and for the 1,128 sq ft 2 BHK is ₹1.48 Cr; these prices include base cost, applicable stamp duty, registration charges, GST, and possession charges. Possession is expected by December 2027.
The location choice is not incidental. Upper Kharadi sits on Nagar Road, east of central Pune, in a micro-market that has been shaped almost entirely by IT-sector demand. Kharadi hosts global companies like Credit Suisse, Zensar, and Mphasis, with over 11 million sq ft of IT office space and several new tech parks under construction; its integrated development model — mixing commercial, retail, and residential zones — has made it Pune's most balanced IT corridor.
From the project site, Pune International Airport is 10 km away, the nearest metro rail station is approximately 15 km, the International Tech Park is 3 km, EON IT Park is 4 km, and WTC Pune is 4 km. Nearby social infrastructure includes EuroSchool and The Orbis School for education, Manipal Hospital and Rising Medicare for healthcare, and Phoenix Market City for retail.
Price data contextualises the entry point Casagrand has chosen. Kharadi's average asking price stands at ₹14,199 per sq ft, with the market showing a positive trend rising from ₹13,515 per sq ft in June 2025. Flat rates in Kharadi have appreciated 36.3% over the last three years and 49.7% over the last five years. Caladium's pricing, starting below the micro-market's current average rate, positions it as a value entry into one of Pune's stronger appreciation corridors.
New IT parks under development will add approximately 11.66 million sq ft of additional office space, potentially doubling Kharadi's capacity and attracting tens of thousands more professionals. This supply pipeline of employment is precisely the demand driver that underpins residential absorption in the area — and the same logic that drew Casagrand to plant its first Pune flag here rather than in the more saturated western or central corridors.
Caladium is not a one-off experiment. Casagrand Premier Builder has also executed a land acquisition in Wagholi, Pune — a 1.18-hectare parcel transacted in early 2025 — signalling that a pipeline beyond Caladium is being assembled in the city. The company's stated position is that establishing a development office in Mumbai reflects Casagrand's long-term commitment to Maharashtra and its confidence in the growth potential of western India. For buyers, this means the infrastructure of after-sales support, site management, and homebuyer communication is being built locally, not managed remotely from Chennai.
Casagrand Caladium also won the Best Landscape Project of the Year in the Residential category at the 17th Realty+ Excellence Awards Pune 2026 — an early marker of product recognition in the city even before possession.
