Casagrand Premier Builder Limited is an Indian real estate developer headquartered in Chennai, Tamil Nadu, established in 2003. The company entered Bengaluru in 2014 with its debut project, Casagrand Luxus. In the decade since, it has expanded its Bengaluru footprint deliberately — in 2022, the company announced investments of ₹1,500 crore in Bengaluru and Hyderabad, alongside a ₹450 crore residential project in Bengaluru. Around the same time, the company announced a ₹2,000 crore investment in Bengaluru alone. Today, as of 2025, Casagrand has completed over 100 projects, covering several million square feet of residential and mixed-use development.
The company's projects span luxury, mid-range, and affordable categories, extending beyond Chennai into major cities like Bengaluru, Hyderabad, and Coimbatore. Its Bengaluru portfolio now includes projects across Kengeri, Bannerghatta Road, Kanakapura Road, BTM Layout, Nagavara, Yelahanka, and Sarjapur — with multiple ongoing projects across the city in 2026. Within that spread, the South Bangalore cluster — particularly the Kanakapura Road corridor — has drawn some of the developer's most substantial commitments, culminating in Casagrand Casablanca at Mallasandra.
Casagrand Casablanca is South Bangalore's most distinctively themed luxury residential project — Roman architecture on 18 acres of Kanakapura Road land, adjacent to the Casagrand Holiday Village community at Mallasandra. It is the first ever Roman-themed community by Casagrand in Bengaluru. Phase 1 comprises 805 well-designed homes across 18 acres, with thoughtfully designed 2, 3, 4, and 5 BHK high-rise apartments, floor villas, and penthouses in a 2B+G+17 structure.
The project is registered under Karnataka RERA number PRM/KA/RERA/1251/310/PR/040524/006862, registered on 4 May 2024, with a possession date of 1 May 2029. Construction was at 20% completion as of February 2026, with earthwork, foundation, and early structural work underway.
Over 88% of the 18-acre site is open space, with 15 acres of landscaped gardens. The two clubhouses total 65,000 sq ft: a main clubhouse of 42,000 sq ft and a sports clubhouse of 26,000 sq ft equipped with amenities and plush interiors.
All configurations feature Italian marble flooring in foyer, living, and dining areas, vitrified tiles in bedrooms, a 3,300mm floor-to-ceiling height, a digital door lock at entry, and a glass shower partition with rain shower. 8-foot-height windows and full-height French doors are designed to offer three times greater light and ventilation than standard configurations.
The floor villa product is an upscale tier within the project, featuring a spacious 17ft × 40ft living area, a double foyer, and an exclusively dedicated private balcony of 300 sq ft with a plunge pool and private garden. Bathrooms in these units are 9ft × 10ft, furnished with bathtubs, dual washbasins, and thermostat rain showers; the kitchen includes a utility area and a dishwasher provision.
| Configuration | Size Range (sq ft) |
|---|---|
| 2 BHK | 1,265 – 1,639 |
| 3 BHK | 1,577 – 1,982 |
| 4 BHK | 2,742 – 3,039 |

Over 100 outdoor and indoor recreational facilities are distributed across the project; social gathering spaces include a party lawn, amphitheatre, barbeque zone, and palm tree plaza. For senior residents, a reflexology pathway, pavilion, and seating gallery are planned; for children, the project includes a rock climbing wall, sandpit, kids' jungle gym, trampoline, tot lot, interactive floor games, tree house, and skating rink. A 24,000 sq ft thermal swimming pool is designed with an adults' pool, sunken seating, and poolside seating.
Mallasandra is a rising residential hub in South Bangalore, well-connected via NICE Road, Anjanapura Road, and Kanakapura Road, with Thalaghattapura Metro Station (Green Line) approximately 3 km away. The Casablanca site sits on Holiday Village Road in the Kanakapura corridor, overlooking the NICE Road junction, with Bannerghatta Road, Electronic City, JP Nagar, Banashankari, and Hosur Road all within reach.
The Green Line metro connection matters structurally. South Bangalore — covering Electronic City, Bannerghatta Road, and Kanakapura Road — benefits from NICE Road connectivity and the Green Line Metro along Kanakapura Road. This gives Mallasandra residents access to the wider city without full dependence on surface roads, which is a material advantage as Kanakapura Road itself carries significant peak-hour traffic.
On pricing, Mallasandra's average rate sits at approximately ₹9,800 per sq ft, compared to a Bangalore-wide average of ₹12,300 per sq ft — a gap that reflects the locality's emerging rather than established character, and that Casagrand is bridging with a product scaled to attract buyers who would otherwise look further south toward Electronic City or north toward Hebbal. Apartment prices in Mallasandra have appreciated 3.2% in the last year, a measured pace that the arrival of large branded inventory typically accelerates.
Within the 3 km radius of the project, Cambridge, Delhi Public, and BNR Public schools are under 1 km, and Kaveri, Panacea, and Haveli Hospitals are within 3 km. Farther out, Fortis Hospital and Royal Meenakshi Mall are among the prominent landmarks near the Kanakapura Road corridor.
Casagrand's decision to anchor Casablanca in Mallasandra fits a pattern visible across its Bengaluru portfolio. Casagrand Zaiden on Kanakapura Road at Talaghattapura — near Uttarahalli, JP Nagar, and Banashankari — offers 286 units over 3.69 acres, with 2 BHK apartments. Casablanca, by contrast, is an 18-acre project with 805 units, offering 4 BHK apartments and 5 BHK floor villas and penthouses in the ₹2.43 Cr to ₹3.70 Cr range. The two projects in the same corridor bracket the market: Zaiden at the accessible end, Casablanca at the large-format luxury end. This deliberate dual-positioning has been Casagrand's model across South Bangalore.
Casagrand Casablanca received the Economic Times Real Estate Conclave and Awards 2026 recognition for Best Residential Project — a signal that the project has attracted industry attention even while under construction. In 2024, Casagrand's subsidiary Casagrand Premier received approval from SEBI for an initial public offering, having filed its draft red herring prospectus in September 2024. That pending IPO process adds a layer of public disclosure and governance that distinguishes Casagrand from many South India developers of comparable scale.
