805 Roman-Themed Homes on 18 Acres in South Bangalore
2, 3, 4 & 5 BHK · Starting ₹1.30 Cr onwards
Casagrand Casablanca is Casagrand's first Roman-themed residential community in Bengaluru — 805 carefully designed homes set across 18 acres of land in Mallasandra, where South Bangalore transitions from the urban grid into open sky and green corridors. The project is registered under Karnataka RERA number PRM/KA/RERA/1251/310/PR/040524/006862, launched in May 2024, with possession targeted for May 2029.
The 18-acre site holds 88 percent open space, of which 15 acres are dedicated to landscaped gardens, water features, and outdoor amenities — a ratio that is genuinely uncommon in high-density South Bangalore launches. Two clubhouses together span 65,000 square feet, offering a breadth of indoor programming that typically appears in projects three or four times the land area. The result is a community that feels spacious at a human scale rather than merely large on a map.
Casagrand's Roman design vocabulary runs through the project from the grand entrance arch to the facade treatment of each tower, with classical proportions, colonnade-inspired detailing, and landscape water features that draw from Mediterranean courtyard traditions. Inside each home, Italian marble covers the foyer, living, and dining areas; vitrified tiles of 1200x600mm specification fill the bedrooms and kitchen; and a 3,300mm floor-to-floor height — above the Bangalore residential standard — gives every room a sense of scale that specifications alone cannot capture. Every unit is fitted with a grand main door carrying a digital lock, and bathrooms receive a glass shower partition, rain shower, and hand shower as standard.
Casagrand was incorporated in 2003 in Chennai and entered Bengaluru in 2014. As of 2025, the company has completed over 100 projects across Chennai, Bengaluru, Coimbatore, and Hyderabad, with 140-plus properties delivered and a portfolio exceeding 50 million square feet. On the Kanakapura Road corridor alone, Casagrand operates Casagrand Zaiden as well as the adjacent Casagrand Holiday Village community — giving Casablanca residents an established neighbourhood context from day one. The company's subsidiary Casagrand Premier received SEBI approval for an IPO in 2024, marking a significant institutional milestone.
A home at Casablanca is a measured position in one of South Bangalore's most connected and still-appreciating corridors — one where the NICE Road removes Silk Board from your daily commute, the Green Line metro is already operational, and the land beneath the project carries the character of a neighbourhood that has been quietly building itself into substance for two decades. Holiday Village Road, Mallasandra, Kanakapura Road, Bengaluru, Karnataka 560109 · Mallasandra · Bangalore
Mallasandra sits along the Kanakapura Road corridor in South Bangalore, a steadily maturing residential belt that connects the established neighbourhoods of JP Nagar and Banashankari to the south via National Highway 948. The area occupies a natural threshold — urban enough for schools, hospitals, and retail within a short drive, yet green enough to retain the open-air character that South Bangalore has long been known for. Proximity to Turahalli Forest and the Art of Living International Centre gives the surroundings a calm quality that denser corridors like Whitefield do not replicate.
The single most important infrastructure asset at this address is the nearby NICE Road junction. The NICE Road provides signal-free connectivity from the Kanakapura Road interchange directly to Electronic City in the south, Bannerghatta Road to the east, and Mysore Road to the west — bypassing Silk Board Junction entirely, which translates to a 20-25 minute commute to Electronic City on a typical working day. The Green Line of Namma Metro, extended to Silk Institute on Kanakapura Road, further connects residents northward to the city centre, while the Vajarahalli metro station is accessible within a short drive from the site.

The Green Line now runs fully operational to Silk Institute on Kanakapura Road, with Talaghattapura and Vajarahalli stations serving the Mallasandra catchment. Metro connectivity northward to Majestic and onward to the airport interchange is available without a transfer.
NICE Road continues to see capacity improvements including better entry-exit ramps and a new link road near Deepanjali Nagar that will connect Kanakapura Road residents to West Bangalore and Kengeri, bypassing the Nayandahalli junction entirely.
NH-948 is being expanded into a six-lane highway along the Kanakapura Road corridor, easing peak-hour movement between Banashankari, Mallasandra, and Kaggalipura and improving freight and daily commuter flow across South Bangalore.
The Yellow Line (RV Road to Bommasandra) was inaugurated in August 2025, giving Electronic City its first direct metro connection. Residents using NICE Road to reach Electronic City gain an additional transit option, reinforcing the corridor's commute value.
The approved Peripheral Ring Road will add a new outer orbital connection passing through the Kanakapura Road and Kaggalipura belt, creating new employment zones and substantially improving cross-corridor access to North Bangalore without traversing the city core.
Casablanca is not a generic apartment block — it is Casagrand's debut Roman-architecture township in Bengaluru, with a classically proportioned facade, colonnade-inspired landscaping, grand entrance arch, facade lighting, and Mediterranean-style water features executed across all 18 acres of the campus.
In a city where most under-construction projects deliver 40-60 percent open space, Casablanca reserves 88 percent of the site for open areas. Fifteen of those acres are dedicated exclusively to landscaped gardens, tropical forest zones, and outdoor amenity spaces — a figure that is verifiable from the RERA-registered project documents.
A 42,000 sqft main clubhouse and a 26,000 sqft sports clubhouse run in tandem, offering a combined indoor amenity footprint that exceeds what most comparable South Bangalore projects provide across their entire site. This scale means amenities are genuinely uncrowded across 805 homes.
Mallasandra sits within half a kilometre of the NICE Road junction. Electronic City — home to Infosys, Wipro, and HCL campuses and 300,000-plus daily working professionals — is a 20-25 minute drive via NICE Road without a single signal crossing. This is the project's most tangible daily-life advantage over equivalently priced options on Sarjapur Road or Whitefield.
Italian marble in the foyer, living, and dining areas is a standard — not an upgrade — across all Casablanca configurations. The 3,300mm floor-to-floor height, digital main door lock, glass shower partition, and rain shower are also standard, placing the base specification above most comparable South Bangalore launches in the same price band.
Casablanca is built adjacent to the existing Casagrand Holiday Village community at Mallasandra, meaning buyers move into a neighbourhood that already has residents, operational infrastructure, and an established social fabric — not a greenfield site surrounded only by construction hoardings.
